Location: Jury Room, Courthouse Benkelman, Nebraska
•Call Meeting to Order: 6:48 PM MT by Monte Nordhausen Vice Chairman. Reminder of open meeting law notice posted. •Roll Call Present: Monte Nordhausen -Vice Chairman, Ted Harford, Spencer Parker, Shane Bradney and Pam Reichert-Zoning Administrator. Absent: Tim Yrkoski-Chairman. Others present: None. •Approval of Meeting Agenda: Motion by Shane Bradney, 2nd by Spencer Parker. Correction made to change approval of agenda prior to approval of last meeting minutes. All members present were in favor and were unanimous. (Tim Yrkoski absent) Motion carried. •Approval of Last Meeting Minutes January 29, 2025 Motion by Spencer Parker, 2nd by Ted Harford. All members present were in favor and were unanimous. (Tim Yrkoski absent) Motion carried. •Old Business: Zoning Regulations Rewrite. The Board and Zoning Administrator held discussions and review of new regulation information that was previously provided by Zoning Consultant Keith Marvin. Specific questions arose as some sections are incomplete/missing (8.1-8.4). Also discussed more specific feed lot regulations as well as the new livestock matrix that is not included in review materials. Also discussed need to cover data centers/Crypto and include in definitions. Discussed setbacks for CUP permits and what criteria it would take to not approve a CUP permit. Discussed need to look into updated comprehensive plan including an updated Official Zoning Map for Dundy County as well as for City of Benkelman. Discussed animal units and differences with feeder vs dairy cattle. Pam Reichert will contact Keith Marvin with missing sections of regulations as well as livestock matrix updates. •New Business: None •Set Next Meeting Date-April 14, 2025 at 7:30 pm MT. •Adjournment At 8:40 pm motion made by Spencer and 2nd by Ted to adjourn.
