NOTICE OF TRUSTEE’S SALE

The following described property will be sold by the undersigned at public auction to the highest bidder for cash or certified or cashier’s check, at the front door of the Hitchcock County Courthouse, Trenton, Nebraska on March 25, 2025, at 10:00 a.m.:  Parcel 1: A tract of land situated in Lots 8 and 9 of the Southeast Quarter (SE1/4) of Section Seventeen (17), Township Three (3) North, Range Thirty-one (31), West of the 6th P.M., lying South of railroad right-of-way in Hitchcock County, Nebraska, and more particularly described as follows: Refer to the Southeast corner of Section Seventeen (17); go thence North along the East line of Section Seventeen (17), a distance of 650 feet to the point of beginning; thence 111°18 minutes left for a distance of 780.0 feet; thence 92°21 minutes right for a distance of 550 feet to a point on the South line of railroad right-of-way; thence in a Northeasterly direction along the South line of the railroad right-of-way, a distance of 1000 feet, more or less, to the intersection of the South railroad right-of-way line with the East line of Section Seventeen (17); thence South along the East line of Section Seventeen (17), a distance of 730 feet, more or less, to the point of beginning, containing 12.4 acres, more or less, except a mineral reservation by the Chicago, Burlington and Quincy Railroad Company of all coal, oil, gas and other minerals (except sand and gravel) underlying the premises and including a covenant that grantees, successors and assigns not ask or compel Grantor to construct or maintain fences on, along or adjacent to the right-of-way that abuts the premises.  Parcel 2: All that part of Government Lot 5 in the Southwest Quarter (SW1/4) of Section Sixteen (16), Township Three (3) North, Range Thirty-one (31) West of the 6th P.M., Hitchcock County, Nebraska, that lies South of a line drawn one hundred (100) feet normally Southerly of and parallel with the center line of the main tract of the Chicago, Burlington and Quincy Railroad Company as the same is presently operated and maintained on, over and across said Lot, except a reservation by the State of Nebraska of all salt, coal, oil, minerals, and natural resources on or contained in the real estate by deed dated February 13, 1940 and recorded February 26, 1940, in Book 38, Page 261 in the Office of the Clerk and Recorder of Hitchcock County, Nebraska  All announcements on the date of sale will control.
